From October 1st, 2025, new requirements will come into effect for properties rented out on short-term rental platforms (Airbnb, Booking, etc.), according to the new legal framework (Law 5170/2025).

✅ What changes

All properties registered in the Short-Term Rental Property Registry must:

  • Be designated as primary-use spaces, with natural light, ventilation, and air conditioning.

  • Be insured for civil liability (damages or accidents).

  • Provide: a certified electrician’s declaration, fire extinguishers, smoke detectors, residual current devices, and exit signage.

  • Have a valid pest control certificate, a first-aid kit, and an emergency contact guide.

🔍 Inspections

Officials from the Ministry of Tourism and the AADE will conduct on-site inspections, with at least 10 days’ prior written notice. As property owners/managers, you must present all relevant certificates and documentation.

⚠️ Penalties

In case of non-compliance:

  • An administrative fine will be imposed: 5.000€.

  • For repeated violations, the fine will be doubled or even quadrupled.
