The upcoming “Spiti Mou 3” (My Home 3) housing programme is expected to help thousands of households take their first step onto the property ladder through more affordable mortgage financing. With expanded age and income eligibility criteria, higher loan limits and an increased property value threshold, the third phase of the programme aims to make homeownership accessible to a wider range of applicants.
According to information released so far, the programme is expected to launch in late 2026 or early 2027, with a proposed total budget of €2 billion and approximately 20,000 households expected to benefit.
Here's what we know so far, how the new programme is expected to differ from Spiti Mou 2, and what prospective homebuyers should consider before applying.
What Is "Spiti Mou ΙΙΙ" Programme?
Spiti Mou 3 is the proposed third phase of Greece's government-backed housing finance initiative, designed to help eligible individuals and families purchase their first home through more affordable mortgage loans.
The programme aims to reduce the financial burden of buying a home by offering favourable borrowing terms to applicants who meet specific eligibility requirements.
Compared with previous phases, the proposed changes would expand access to the programme, allowing more prospective buyers to qualify for financial support.
Who Will Be Eligible for Spiti Mou 3?
One of the most significant proposed changes concerns the age eligibility criteria.
Under the previous Spiti Mou 2 programme, applicants were required to be between 25 and 50 years old. The new phase is expected to raise the upper age limit to 55.
This change could open the door to prospective homebuyers who were previously excluded because of their age.
Applicants are also expected to be required not to own another property considered suitable for meeting their housing needs, subject to the final eligibility rules.
The exact age and property ownership requirements will be confirmed once the programme's official framework is published.
Spiti Mou 3: What Are the New Income Limits?
Another major proposed change involves higher income thresholds, potentially allowing more households to qualify.
Based on currently available information, the proposed maximum annual income limits are:
- Single applicants: Up to €25,000.
- Married couples or eligible partners: Up to €35,000, plus €7,000 for each child.
- Single-parent families: A base limit of €39,000, with a proposed €7,000 increase for each additional child, subject to the final programme rules.
The higher allowance per child could make a meaningful difference for families that previously exceeded the income thresholds.
For example, under the proposed criteria, a family with two children could qualify with an annual household income of up to €49,000.
Important: These figures reflect the proposed eligibility criteria reported to date and should not be considered final until the official programme terms are published.
How Much Can You Borrow Through Spiti Mou 3?
The upcoming programme is expected to offer higher financing limits for first-time homebuyers.
The proposed terms include:
- Maximum mortgage amount: Up to €230,000, compared with €190,000 under the previous programme.
- Maximum eligible property value: Up to €300,000, compared with €250,000.
- Financing coverage: Up to 90% of the property's value, subject to programme requirements and the lender's credit assessment.
This means applicants will still need sufficient personal funds to cover the portion of the purchase price that is not financed.
For example, for a property valued at €200,000, the mortgage could cover up to €180,000, provided all eligibility and lending requirements are met.
For a property valued at €300,000, the proposed maximum loan of €230,000 would mean that the buyer needs to contribute at least €70,000 of their own funds, excluding additional purchase-related expenses.
The final loan amount will also depend on the applicant's financial circumstances and ability to repay the mortgage.
Spiti Mou ΙΙ vs. Spiti Mou ΙΙΙ: What Are the Main Differences?
The proposed third phase maintains the original programme's focus on supporting first-home purchases while introducing broader eligibility criteria.
The most significant changes concern age limits, mortgage financing and household income thresholds.
In particular, the maximum eligible age is expected to increase by five years, while the maximum mortgage amount could rise by €40,000.
The proposed €50,000 increase in the maximum eligible property value could also give prospective buyers access to a wider selection of homes.
It is worth noting that the income thresholds under Spiti Mou 2 were revised during the programme's implementation. Therefore, comparisons should be based on the most recently applicable criteria rather than the original eligibility limits.
What Should Prospective Applicants Consider?
Although Spiti Mou 3 is expected to provide greater opportunities for first-time homebuyers, eligibility will not depend solely on age or income.
Before making any decisions about purchasing a property, prospective applicants should carefully consider the following:
1. Declared Income
An applicant's tax records and income reported in their tax returns are key factors in determining eligibility.
2. Existing Property Ownership
Owning a property does not necessarily result in automatic exclusion. However, an assessment may be required to determine whether the existing property is considered suitable for the applicant's housing needs.
3. Available Personal Funds
Even when a mortgage covers a substantial portion of the purchase price, applicants must have sufficient funds to cover the remaining balance and any additional costs associated with buying a home.
4. Property Eligibility
Not every property will necessarily qualify for financing under the programme. Factors such as purchase price, floor area, age and other property characteristics may affect eligibility, depending on the final requirements.
5. Application Preparation
Gathering and reviewing the necessary tax, income and property documentation in advance can help prevent delays and ensure applicants are better prepared when the programme opens.
When Will Spiti Mou ΙΙΙ Launch?
Based on information currently available, the new programme is expected to launch in late 2026 or early 2027.
However, no official launch date has been confirmed, and the detailed eligibility requirements and final programme terms have yet to be announced.
Prospective applicants should therefore stay informed and begin preparing early, while keeping in mind that the proposed criteria may change before the programme officially opens.
