The framework for the reduction of ENFIA (Greek Property Tax) for 2026 on residential properties owned by individuals and insured against natural disasters has come into effect, in accordance with Decision A.1005/2026 of the Ministry of National Economy and Finance. The measure aims to promote property insurance and provide substantial tax incentives to property owners.
For 2026, the minimum insured reconstruction value is set at €900 per square meter, while group insurance policies are also recognized through the submission of a relevant certification.
ENFIA Reduction Rates

20% ENFIA reduction for residences with a taxable value up to €500,000, provided they are fully insured against earthquake, fire and flood for a period of one (1) year.

10% ENFIA reduction for residences with a taxable value exceeding €500,000, under the same insurance coverage conditions.

Proportional reduction for insurance periods shorter than one year, with a minimum duration of three (3) months.
The deadline for submitting requests and any necessary corrections for the 2026 ENFIA reduction is February 16, 2026, making the timely review of each property’s insurance and tax status essential.
